PAINTING FEATURES

  • Textured ceilings with 4" smooth border in living, dining, family, den, hallway and bedroom(s).
  • Washable latex paint on interior walls throughout finished areas. (One colour choice
    throughout from Vendor’s standard selections.)
  • All interior doors and trim to be painted with white semi-gloss paint.

FLOOR COVER FEATURES

  • 13" x 13" imported ceramic floor tile in foyer, kitchen/breakfast area, powder room, bathroom(s) and finished laundry room where applicable, as per plan from Vendor’s standard selection.
  • 35 oz. broadloom with 7/16" chip foam underpad in bedrooms and second floor hallway.
  • 21/4" X 3/4 " Prefinished oak flooring on main floor.

GENERAL

  • Additional blocking at all exterior door jambs.
  • Where a landing is required at the entry door from the garage into the premises due to grade
    conditions, the Vendor will install a wood landing and steps to grade at an additional cost to the
    purchaser.
  • Exterior color selections are architecturally controlled for the purpose of providing a harmonious
    streetscape.
  • Number of steps at rear and front may vary subject to grading conditions and municipal
    requirements.
  • Hardwood flooring may react to normal fluctuating humidity levels producing gapping or
    cupping. Both cupping and gapping are considered to be within acceptable industry standards
    and are not warranted by the Vendor.
  • Walls and ceiling may be changed to accommodate mechanical systems.
  • Where a landing is required at the rear entry door due to grade conditions, the Vendor will install
    a wood landing and steps to grade at no additional cost. The design and size shall be at the sole
    discretion of the Vendor.
  • Purchaser(s) agree that removal of any tree(s) is not permitted without the Vendor’s prior written
    consent, which consent may be arbitrarily withheld.
  • Where basement walkout conditions are applicable the following features are standard and
    included in any premiums applicable to the home site: sliding patio door with screen, a
    minimum of two windows and an enclosed deck with railing. Note: Steps to grade are not
    provided.
  • Purchaser acknowledges that brass has a tendency to pit, tarnish and rust over time, and the
    Vendor provides no warranty in respect of same.
  • Purchaser acknowledges that settlement of the driveway area is normal and that the Vendor does
    not warrant against damage to the driveway caused by settlement.
  • Professionally cleaned interior.

COLOUR SELECTION AND FINISHINGS

  • All interior colour choices will be selected at the Georgian Design Centre located at
    1175 Meyerside Drive, Suite 2, Mississauga, ON, from the Vendor’s samples. Georgian River’s Edge provides the services of an in house interior decorator to assist purchaser(s) with their colour choices and upgrades. The purchaser(s) acknowledge and agree that variations in colour and shade uniformity may occur and many colours, patterns and availability of samples are displayed in the sales office and model homes may vary from those displayed and available at the time of the colour appointment.

WARRANTY

  • Tarion Home Warranty Corporation offers:
  • Free from major structural defects for a period of seven (7) years.
  • Free from defects in workmanship and materials for a period of two (2) years on electrical,
    plumbing, heating and distribution systems, all exterior cladding, windows, caulking and doors.
  • The home is free from defects in workmanship and material for a period of one (1) year.
  • Actual usable floor space may vary from the stated floor area. Materials, specifications and floor plans are subject to change without notice. All illustrations are artist’s concepts. All floor plan dimensions are approximate. Final location of furnace, hot water tanks, posts and beams
    are determined by the architect. E & O.E.

Note: in Model 2207 and 2208 the following shall apply to the finished area in the basement:

  • Painted stringers, plywood treads and risers covered with 35 oz. broadloom.

THE PURCHASE PRICE ALSO INCLUDES THE FOLLOWING:

  • Boulevard tree planting.
  • Property survey.
  • Water meter and hook up.
  • Hydro meter and hook up.
  • Wood deck and stairs for walkouts that are greater then 40" below finished floor.
  • Exterior metal railings at front porch and steps if required by the Municipality.
  • Law society registration fee.
